What are typical interest rates and fees?
It depends on the type of loan, principals involved, collateral, and upside potential. There are sometimes opportunities for partnerships, JV deals, capital raises, or unsecured short-term business financing versus a straight building loan or construction financing. These opportunities are all different and evaluated as such.
Do you finance land?
Yes, but the project must be able to warrant the debt service
What is your criteria for taking on a capital raise?
The project is exciting, principal is invested financially, AND most importantly we have wealthy investors that can easily understand the business, business model, and like the people running it.
What do you look for when you buy land, buildings, or single-family residences?
Upside potential. We see a property for what is can be, not what it is.
Where does most of your business come from?
Referral partners including: Bankers, Loan Officers, Mortgage Brokers, Realtors, Attorneys whom practice in Real Estate: Foreclosure, Bankruptcy, Estate, and Probate, and other lending, banking, and real estate professionals
Why should I invest in Section 8 housing?
The government pays the lion’s share of the rent, requires tenants to keep the property in good condition to keep their vouchers, and the returns are generally between 8-10%. Additionally, you get the associated tax benefits of owning real estate. We strongly recommend you use a property manager that specializes in Section 8 rentals. This allows you strong return on your investment without the time, energy, and effort it takes to be a landlord.

Yes! We invest our own money and have a core group that purchases the majority of our loans, contributes to capital raises, and buys the properties we acquire. However, it is not a closed group.
